Dodd Group, based on the success of 2 Arena Central (HSBC Bank), negotiated and secured this 14 floor Cat A office fit out, which offers 230,000 sq ft of commercial city centre office space. The project also included the fit-out of 3 levels of underground parking, and the extension of public realm external lighting and security services.

Dodd Group and design partners, Capita, took the design from BSRIA Stage 2 through to BSRIA Stage 6, developing a BIM model to Level 2. Virtual 3D walk-round simulation was used to demonstrate the building's layout and services to the stakeholders to ensure that all parties' needs were realised in the final design scheme. It incorporated the use of multiple zone, 4 pipe fan-coil units to service the heating and ventilation needs of the open plan office areas. These were served by roof mounted AHU, chiller and high efficiency boiler units.

The 3-D Revit model was used to optimise the off-site fabrication of services wherever possible. This included packaged roof-mounted boiler and pump skid units, fully piped riser modules units and full off-site pipework roof modules. For the risers alone this reduced installation time from 16 weeks to just 4 weeks.

The scheme was commissioned in tandem with the client's multi-consultant witness testing team to ensure that all services performed as designed and to ensure a smooth handover to their CAT-B fit-out team.
